Why £/m² is the only honest way to compare homes

Two homes can sell for exactly the same price and offer completely different value. The missing number is floor area.

Where the floor area comes from

We join HM Land Registry sold prices to floor areas recorded on Energy Performance Certificates. Dividing one by the other gives price per square metre (£/m²) — the only like-for-like way to compare a compact flat with a sprawling terrace. Portals rarely show it; we put it on every page where an EPC match exists.
