What the sold-price record can (and can't) tell you

The official sold-price record is the most reliable house-price data in Britain. But it has deliberate gaps, and knowing them makes you a sharper buyer.

What it contains

Every completed sale of a property in England and Wales, with the price paid, the date, the address and the property type — going back to 1995.

What it doesn’t

It has no asking prices, no days-on-market, no listing history. Anyone claiming to show you "asking vs sold" from this data is guessing. We would rather tell you what the record actually knows. Read our full methodology.
