Sources

• HM Land Registry Price Paid Data — every recorded sale since 1995.
• Energy Performance Certificates — floor area, for £/m².
• ONS Postcode Directory — street and area geography.
• ONS CPIH — inflation, for real-terms prices.

Which sales we count

We use Category A (standard) sales and exclude repossessions and non-market transfers.

Median, not average

We report the median sold price — the middle of the market — because averages are distorted by a handful of very high sales.

Real terms (adjusting for inflation)

We scale past prices to today’s money using ONS CPIH, so growth reflects real purchasing power.

Price per square metre

Where a sale matches an EPC floor-area record, we show £/m². Where it does not, we show no floor area rather than guess.

Thresholds and freshness

• We only publish areas with enough sales to be meaningful.
• Data updates monthly with each Land Registry release.
• Every page shows its own sale count and last-updated date.

What we don’t do

No estimates, no automated valuations, no asking prices or days-on-market — the record does not contain them.
